Q: I am purchasing a home -Why should I test for Lead?

A: Depending on your plans for the home, the presence of lead may have consequences for you!

Will you have children living in or visiting the home frequently?
If you answered YES - then you should be concerned about exposing these children to an environmental risk that can result in learning and developmental delays, neurological damage, in severe cases even death. Knowing whether you will be exposing children in your home to a lead hazard can help you decide whether the home is right for you - either lead free - or reasonable corrections will minimize the hazard.

Do you plan on doing any renovations to the home?
If you answered YES - then you should be concerned about exposing yourself or contracted workers to an environmental hazard. As lead in dust is the most dangerous exposure - and most renovations include dust - lead safe work practices can protect everyone involved in the renovations! Post renovation clearance testing will verify that no lead dust hazard remains after the job is cleaned up!

Does your lender or insurance company require it?
Savvy lenders recognize the future potential financial burden for the homeowner. Your lender is your partner is homeownership success! Your lender "banks" on your success as a borrower. Your lender may require that you have an Inspection or Risk Assessment prior to purchase, to minimize the risk for both you and the lender. Some insurance companies may require the information for basically the same reason - so that they know the full extent of their exposure to risk.

Can you afford the cost of compliance - later?
If you don't know whether lead is present before you purchase the home you may be putting yourself in risk financially! Unfortunately, the cost of lead-safe work practices is higher than routine repairs and renovations to a home. If you cannot prove otherwise (through testing) the contractor will have to assume lead is present - and apply all safe guards while performing the work - even is you don't actually have lead!

What can I do?
